Virginia Real Estate Salesperson License Requirements

1. General Virginia Salesperson License Requirements
The general requirements for real estate salespersons defined by the Virginia Department of Professional and Occupational Regulation Real Estate Board are as follows:
- Be at least eighteen (18) years of age.
- Have a high school diploma or GED

3. Additional Salesperson License Requirements in Virginia
If you meet the general requirements and have completed your required course credit hours, you will need to complete the following steps to get your salesperson license:
- Apply for the Virginia salesperson examination.
- Submit fingerprints for a criminal background check.
- Successfully pass the Virginia salesperson licensing exam with a score of 70% or higher on the national portion and 75% or higher on the state portion of the exam.
- Complete the Virginia Real Estate License application.
- Complete an approved 30 hours of post-license education.
Does Virginia require post-licensing education?
All active new salesperson licensees must complete an approved 30 hours of post-license education within one (1) year from the last day of the month in which the license was issued in order to remain on active status. Failure to complete these 30 hours of post-license education within the one (1) year will result in automatic placement of the license on inactive status. No continuing education is required of new salespersons in their first two-year license term.
The 30-hour PLE program will consist of nine courses:
- Fair Housing, ADA and Civil Rights (2 hours)
- Real Estate Law and Regulations (6 hours)
- Ethics and Standards of Conduct (3 hours)
- Current Industry Issues and Trends (2 hours)
- Agency Law (3 hours)
- Contract Writing (6 hours)
- Risk Management (3 hours)
- Escrow Requirements (3 hours)
- Real Estate-Related Finance (2 hours)
Roster Process: Course completions are submitted twice per week on Tuesdays and Fridays. We report completions on Tuesday from the previous Friday through Monday. We report completions on Friday from the previous Tuesday through Thursday.

Does Virginia offer reciprocity?
Applicants for a salesperson license must:
- Hold a current salesperson license in another state
- Register by mail or fax and pass the state portion of the licensing examination
- Submit verification of completion of the 60-hour pre-license course
- Submit letters of certification from other jurisdictions where licensed
Licensure certification from other states must be dated less than 60 days from the time the completed application is received. Certifications of licensure are required from all states where the applicant is or has been licensed to practice real estate
Regulatory Notes:
Obtaining Certificate of Course Completion: Upon completion of the course, Colibri Real Estate will provide you an electronic certificate of completion in your account dashboard. Course completion dates are recorded using Central Standard Time, therefore that will be the time reflected on your certificate.

Virginia First Time Renewal Requirements License Requirements

Section 54.1-2105.01 of the Code of Virginia requires all active new salesperson licensees to complete a Board-approved 30-hour post-license education (PLE) curriculum within one year of obtaining their salesperson licenses in order to remain on active status. For example, if your salesperson license was issued on January 1, 2015, you must complete all 30 hours no later than December 31, 2015.
Failure to complete these 30 hours of PLE within one year of your license issue date will result in automatic placement of your license on inactive status.
*New Salespersons must complete the 30-hour Post-License Education requirement. They do not need to complete the 16-hour Continuing Education curriculum required of other salespersons.
Effective as of January 1, 2019:
Beginning January 1, 2019, the 30-hour PLE program will consist of NINE courses:
1.Fair Housing, ADA and Civil Rights (2 hours)
2.Real Estate Law and Regulations (6 hours)

Courses taken to meet continuing education requirements are not acceptable for pre-license credit in Virginia.
NOTE: Any Principles of Real Estate course taken for licensure as a salesperson is not acceptable as a Broker pre-license education course.

Of these 24 hours the following are required: Eight hours in Broker Management & Agent Supervision, three hours of ethics and standards of conduct, two hours of fair housing, and the remaining three hours of legal updates and emerging trends, flood hazard areas and the National Flood Insurance Program, real estate agency, and real estate contracts.
*Effective January 1, 2016, any active broker or salesperson who has renewed their license at least once must complete a Board-approved Legal Updates (LU) Continuing Education (CE) course that includes instruction on “flood hazard areas and the National Flood Insurance Program” (Flood Content) to renew their active license.
*Any active broker or salesperson who has renewed their license at least once and who has a license expiration date after December 31, 2015, must complete a Board-approved LU CE course with Flood Content to renew their active license even if the licensee has already completed a Board-approved LU CE course that DID NOT include Flood Content during their current two-year license term.

NOTE: New Salespersons must complete 30-hours of Post-License Education within one year of initial licensure. New Salespersons must wait until their first two-year licensure term ends, then they can begin to take Continuing Education courses. New Salespersons will not receive any credit from the Board for any Continuing Education courses they complete before their first two-year licensure term ends.
